Newtown: $1.75M corner terrace. The search began in Bondi, but the numbers were stronger here. The property was first offered to us off market at approximately $1.9 million; our feasibility said the margin no longer justified the project risk, so we walked away. When the public campaign brought pricing into line with our assessment, we negotiated the purchase before auction for $1.75 million.
Marrickville: $3.769M freehold warehouse. A commercial owner-occupier wanted a freehold warehouse on around 500sqm in one of Sydney’s most tightly held industrial precincts. The vendors expected approximately $4.3 million; our comparable-sales analysis said otherwise, and we secured it for $3.769 million, approximately $531,000 below the vendors’ expectations.
