Commercial Buyers Agent in Sydney
Buying commercial property is an investment decision, and the numbers have to stack up. As an independent commercial buyers agent, we source the asset, analyse the investment case and negotiate the purchase, representing your interests exclusively.
How we help
- Define the mandate. Target yield, asset class, budget, location and risk appetite.
- Source on and off-market. We tap networks that surface assets before they are widely marketed.
- Analyse the investment. Net yield, lease terms, tenant quality, outgoings, zoning and vacancy risk.
- Due diligence and negotiation. We coordinate the checks and negotiate terms that protect your return.
Why the leases matter as much as the building
For commercial investors, lease quality and reliable income are central to the decision. A strong building with a weak lease or a fragile tenant can be a poor investment, while a modest asset with a secure, long lease can be a strong one. We read the whole picture, not just the price per square metre.
A real purchase with several income streams
In Maroubra we bought a block of seven units on a 955sqm landholding for $6.3 million, for an investor client. The same owner had held it for more than 30 years.
The rent was never the whole case. Income comes from seven separate tenancies rather than one, so a vacancy costs far less. Several units were leased below market rates, creating potential to increase income over time through rent reviews, subject to tenancy requirements. And the 955sqm of Eastern Suburbs land underneath carries options a smaller residential investment never has.

An owner-occupier warehouse, bought on evidence
In Marrickville we secured a freehold industrial warehouse on approximately 500sqm for a business that needed premises it could operate from on day one. The vendors went into the campaign expecting around $4.3 million. Recent comparable sales put the value lower, so we held our position and bought it for $3.769 million, approximately $531,000 below the vendors’ expectations. The planning controls also leave room to expand the improvements later, subject to approvals.

Frequently asked questions
What does a commercial buyers agent do?
A commercial buyers agent represents the purchaser in a commercial property deal. We define your investment criteria, source on and off-market assets, assess yield, lease terms and tenant quality, conduct due diligence, and negotiate the purchase, all on your behalf rather than the vendor's.
Do you buy commercial property for owner-occupiers as well as investors?
Yes. We acquire commercial property for investors building income and portfolio value, and for businesses buying the premises they operate from. In Marrickville we secured a freehold warehouse for an owner-occupier for $3.769 million, approximately $531,000 below the vendors' expectations of around $4.3 million.
What is the difference between a residential and commercial buyers agent?
The process is similar, but the assessment differs. Residential purchases focus on lifestyle needs or investment goals. Commercial purchases place greater emphasis on rental income, lease terms, tenant strength, outgoings, zoning and vacancy risk, alongside business needs for owner-occupiers.
What types of commercial property can you help me buy?
We assist with a range of commercial and investment assets including retail, office, industrial and mixed-use property. Whatever the asset class, our role is the same: independent, buyer-only advice, rigorous due diligence, and a negotiated purchase aligned with your investment or business goals.
