Property Portfolio Strategy

We help clients strategically build and manage property portfolios, considering each acquisition within the context of their broader objectives. The question is not simply whether a property is good, but whether it is right for you and for the portfolio you are building.

How we build a portfolio strategy

  • Start with where you are. Your existing holdings, your acquisition capacity and what you want the portfolio to do for you.
  • Define what comes next. The type of asset, location and return profile that moves you closer to your objectives.
  • Assess every opportunity in context. Income, land value, scarcity and the potential to improve, weighed against risk and how the property performs if conditions soften.
  • Keep the strategy current. As your portfolio grows, we revisit the plan rather than starting from zero with every purchase.

Acquisitions judged on the numbers

In Maroubra we secured a $6.3 million block of seven units on 955sqm for an investor client. The landholding had been held by the same owner for more than thirty years and was acquired during the holiday period, when buyer activity can be quieter.

In Newtown we walked away from a corner terrace when the numbers did not work, then bought it for $1.75 million once pricing met our assessment.

For investors who want priority access

For a limited number of investors, the LN Apex Investors Club turns portfolio strategy into an ongoing acquisition relationship, with priority access to opportunities selected against each member’s criteria.

Frequently asked questions

What is a property portfolio strategy?

It is a plan for how each property you acquire contributes to what you are trying to build over time. Rather than treating every purchase as an isolated transaction, we consider your existing holdings, your acquisition capacity and your longer-term objectives before recommending the next acquisition.

Do you work across residential and commercial property for investors?

Yes. Where it suits the strategy, we consider both residential and commercial opportunities rather than limiting the search to one asset class. The strategy determines the asset, not the other way around.

Will you tell me not to buy?

Yes. On a corner terrace in Newtown we walked away when the off-market asking price of about $1.9 million left too little margin to justify the project risk. When the public campaign brought pricing into line with our assessment, we negotiated the purchase before auction for $1.75 million.

Do you stay involved after the first acquisition?

That is the point of a portfolio strategy. As your portfolio evolves, the strategy evolves with it. We keep an understanding of what you already own, what you are working towards and what may make sense next.
